Q: What does “certified home inspector” mean?
A: In order to be certified, the International Association of Certified Home Inspectors (InterNACHI) requires its members to successfully complete a comprehensive home inspection exam, an industry Standards of Practice exam, and a Code of Ethics exam. Members are required to re-take the comprehensive exam and to complete at least 24 hours of continuing education annually.

Q: What is a home inspection?
A: A home inspection is a non-invasive visual examination of a residential dwelling, performed for a fee, which is designed to identify observed material defects within specific components of the dwelling. A home inspection is intended to assist in the evaluation of the overall condition of the dwelling. The inspection is based on observation of the visible and apparent condition of the structure and its components on the date of the inspection and not the prediction of future conditions. A home inspection will not reveal every concern that exists or ever could exist, but only those material defects observed on the day of the inspection.

Q: How long will the inspection take?
A: Generally, most inspections take 3-4 hours, although larger homes and older homes often take longer.

Q: When will I receive my report?
A: You will be emailed the Summary Report the same day as the inspection. The Summary Report is formatted to facilitate making a request for repairs, should that be necessary. The larger Detailed Report is hand delivered 2-3 days later by pre-arrangement with the client.

Q: Do you take photos during your inspections?
A: Yes. Each inspection is documented with numerous color digital photos.

Q: I'm buying a new home. Should I have it inspected?
A: Yes! Even new homes have problems! These are often things that the workers forgot or overlooked. It is not uncommon to find garage doors not properly hung, incorrect plumbing, or windows that never got caulked, just to name a few!

Q: I want to sell my home. Should I have it inspected?
A: A seller-furnished inspection is a great idea! For one, it means the seller can choose the inspector he/she wants, rather than being at the mercy of the buyer's choice of inspector. Secondly, scheduling the inspection and any needed repairs can be made at a more leisurely pace, without the pressure of approaching closing dates. Third, the inspection report can help substantiate a higher asking price if problems don't exist or have been corrected. In a slow real estate market with lots of homes available, a seller-furnished home inspection can give you the edge you need to get your home sold!
